constructed with reinforced concrete.
2. Garage floors and other slabs shall be reinforced.

4. Architect designed elevations utilizing brick, stone and siding. *as per plan
5. Soldier coursing, arches, key stones, precast stone/ concrete ledges and
lintels. *as per elevations.
6. Pre-finished maintenance-free aluminum soffits, fascias, eavestroughs and downspouts. *as per elevations.
7. Large elegant vinyl casement windows throughout, all opening windows
to have screens. All rear deck and patio doors to be thermal vinyl sliding
doors. as per plan.
8. Door from garage to Home. *where grade permits.

10. Metal insulated front entrance door with transom, sidelights and polished brass grip set with deadbolt. *as per elevation.

26. Interior door handles shall be high quality polished brass finish. *from Vendor's samples.
27. Interior painting shall be as follows: one coat of primer and one coat of quality matt finish paint, trim painted in semi-gloss white paint. *from Vendor's samples.

46. Hot water tank (60 gallons) – gas rental unit.
47. Rough-in for central air conditioning.
48. The basement walls shall be insulated to two (2) feet below grade. *as per plan.

ELECTRICAL WORK AND LIGHTING
50. 100 amp electrical service with heavy duty copper wiring and circuit breakers.
51. Ceiling light fixtures shall be installed in all the bedrooms, kitchens and family room.
52. Ground fault interrupter protection for all bathrooms.
53. Pre-wiring for three telephones and two cable TV. outlets, locations to be determined by the Purchaser.
54. One smoke detector shall be installed on every floor of the home. locations to be determined by the Vendor.
55. Carbon monoxide detector.
56. Rough-in for security system.
57. Heat lamp with fan in ensuite bath.

With the following coverage:
1. The home is free from defects in workmanship and materials for one(1) year.
2. The home is free from defects on electrical, plumbing, heating delivery and
distribution systems, exterior cladding , caulking, windows and doors, and the
building envelope and basement remains free from water penetration for two (2) years.
3. The home is warranted against all major structural defects for seven (7) years.
Note:
All construction to be in accordance with the latest addition of the Ontario
Building Code.
The Vendor reserves the right to substitute alternative materials/ finishes and
fixtures of equal or better quality.
